Market activity slows in August in the Southern Maryland region. It has been a mixed bag in 2024 for the Southern Maryland housing market. New listings, new pending sales, and closed sales have been stronger in some months and weaker in others. In August, the number of new listings was down 18.5% compared to a year ago, decreasing significantly in Charles County. Pending sales also saw a sharp drop in August 2024, down 16.8%, with pending sales down across all three counties. Both pending sales and new listings are now lower year-todate, down 0.7% and 0.9%, respectively. Closed sales declined in August 2024 as well. However, Calvert County countered the trend, up 26.4% in the last month. Throughout Southern Maryland, the number of active listings has increased for five consecutive months. However, Charles County still has fewer homes on the market than it had a year ago, keeping the market tight.
