Cooler conditions in Charles County hold back housing market activity in Southern Maryland. In October, there was a total of 388 sales across Southern Maryland, which was up 2.6% compared to last October.
However, there was a significant pull back in market activity in Charles County where both closed sales and pending sales were down substantially compared to a year ago. It was not just buyers, but also sellers who were hesitating in Charles County. There were 15.4% fewer new listings in October than there were a year ago. Listings were flat in St. Mary’s County and increased year-over-year in Calvert County.
Despite cooler market conditions, home prices were up across the Southern Maryland region. The median sold price in October was $440,000 which was unchanged from a month ago and was up 4.8% compared to last October.
